
Christopher Bean
Senior Partner
Christopher studied Law at Southampton University before attending the College of Law in Guildford and qualified as a Solicitor in 1995 and went on to be a Partner at Hart Reade Solicitors and one of the Senior Partners at Gaby Hardwicke Solicitors. In 2021 he decided that the time was right for a change and after enjoying some time with his family and friends he decided that he wanted to return to the office and started preparing for his purchase of Janet Sinden & Co.
He brings great experience in providing Residential Conveyancing service to his clients both locally and beyond. Working with them and their estate agents he aims to help a transaction progress at the pace his clients want and to work with them and others involved to overcome any hurdles that the may come across on the journey.
He prides himself on providing a first-rate service and aims to be easily accessible to his clients at what is very often a stressful time of their lives.
Christopher has over the years been very involved with the local community, working with the Hospice, Dementia Action Alliance and local schools. Currently he is a Director of the Hastings Chamber of Commerce and Chairman of Let’s Do Business Group. He is a past President of the Eastbourne Law Society and member of the Hastings Law Society. For a number of years he sat on the Executive Committee of the Law Society Property Section in Chancery Lane, London, and was a founding member of the Conveyancing Association. He also sat on the Land Registry Advisory Council and the Mortgage Fraud Forum.
Christopher is also a non-executive director and Chairman of the Hydro Hotel (Eastbourne) plc.

Deborah Stanley
Partner
Deborah has been with the firm since 1994.
She joined the firm initially to assist Janet and over the years took on additional roles . She completed her professional qualifications as a specialist property lawyer and qualified as a Licensed Conveyancer in 2001.
Deborah joined the Partnership in November of 2022 becoming the firms first “non-solicitor” Partner.
Having worked for the firm for nearly 30 years her knowledge of conveyancing in Hastings and the surrounding areas is second to none.
She is highly experienced in all aspects of conveyancing and has a first-rate reputation with clients, colleagues and estate agents as being a truly expert conveyancer, focused on providing the best service she can to her clients.

Lucy Rastgoye
Partner
Lucy graduated in Law at BPP University Law School and qualified as a Solicitor in 2016. Since then, she has specialised in all aspects of Private Client, including:
- Wills
- Estate planning and advice on Inheritance Tax and Capital Gains Tax
- Trusts and the administration and taxation of trusts
- Administration of estates, including probate and intestacy
- Lasting Powers of Attorney
- Court of Protection matters involving Deputyship applications and managing financial affairs and handling taxation
- Declarations of Trust
Lucy is also a full member of the Society of Trusts and Estate Practitioners (STEP) and holds a Diploma in Trusts and Estates.
Lucy joined the Partnership in August 2023.

Emma Jones
Solicitor
Emma studied Law with French Language at Kent University at Canterbury for three years, graduating in 2005, before completing the Legal Practice Course at the College of Law, Birmingham, in 2006. In between each academic year she temped during the summer holidays for a law firm in Battle where she first began learning about conveyancing by typing for a busy solicitor.
She took up her first permanent role after law school at Gaby Hardwicke, a large and well-established Hastings firm, where she gained real practical experience as the assistant to the Residential Property Team. Taking on an assistant role at Emin Read in Battle in January 2010, she gained further valuable conveyancing experience over several years resulting in being offered a Training Contract which she completed alongside the Professional Skills Course culminating in her qualification as a Solicitor in November 2014.
In 2020 she moved to a well-established and busy firm in Bexhill, Donaldson Dunstall where she spent 4 years gaining very useful experience along the way and fostering great relationships with local agents and clients.
In January 2025 she joined the firm, reuniting with colleagues from earlier job roles, including our Senior Partner, Christopher Bean. At Christopher Bean Solicitors she continues to look after her clients both old and new whilst providing support and guidance for the rest of the conveyancing team as well as undertaking the office manager duties.
Emma has over 10 years post-qualification experience dealing with residential freehold and leasehold property sales, purchases, remortgages, transfers of equity, lifetime and equity release mortgages and voluntary lease extensions.
She adopts a friendly approach with her clients while remaining professional, seeking to put them at ease and keeps them well-informed informed throughout their transactions.
In her spare time, she enjoys gardening, scrapbooking, drawing, painting, and supporting Aston Villa through their highs and lows; most of which tends to be done under the supervision of her black cat and confidante, Ruby. She can also be found from time to time walking along the beachside path between Winchelsea and Rye Harbour when in need of the great outdoors.

Michelle Betteridge
Senior Conveyancing Executive
Michelle has over 20 years of experience in providing conveyancing services to clients. Michelle joined the firm in 2013 as a Conveyancing Executive. Whilst she specialises in leasehold sales and purchases, she undertakes a full range of residential conveyancing matters for her clients.
She has worked in Hastings, Eastbourne and Battle for a number of years prior to joining the firm.

Nyree Holewell
Senior Conveyancing Executive
Nyree is an experienced residential conveyancer, who has worked in property and conveyancing both Hastings and Bexhill for the last 20 years.
Before becoming a conveyancer, she worked in Estate Agency and so has seen the process from all sides. Having previously worked for a large south coast firm of Solicitors Nyree is experienced in all aspects of conveyancing and prides herself in being both proactive and a problem solver for clients in helping them move home whilst working with the agents and other solicitors to achieve this.

Rebecca Gander
Senior Conveyancing Executive
Rebecca is an experienced Conveyancing Executive and joined Janet Sinden and Co in the summer of 2022 having worked for another local firm for 20 years. Specialising in Residential Conveyancing, Rebecca acts in a wide variety of matters, be they sales and purchases, leasehold or freehold.
Living locally, she not only has a good knowledge of the local area but has worked with the local estate agents for nearly 20 years and has helped many of her clients and their families move on multiple occasions.

Hannah Sutton
Private Client Executive
Hannah is an experienced Private Client Executive and obtained her Law Degree from the University of Surrey, graduating in 2012.
She has spent the last 11 years working for a large local law firm, spending the first three years in its conveyancing department where she obtained a paralegal qualification in conveyancing, before moving to the private client department for a further 8 years, specialising in Powers of Attorney, Court of Protection work and Care for the Elderly matters.
Since joining Jthe firm in the Autumn of 2024 Hannah is developing her skills in the area of Probate as well as continuing to work in the areas she was already skilled in and is working closely with our Head of Department, Lucy Rastgoye. They had both previously worked together and it is great to have them back as a team.
